July 2026 Aspen Snowmass Market Snapshot

Selective Demand, Resilient Pricing and a Strong Month for Aspen Single-Family Homes

The Aspen Snowmass real estate market remained selective through July 2026. Year-to-date sales volume and transactions continue to lag 2025 across most resort-market segments, but pricing has remained resilient in several categories. July also saw meaningful strength in Aspen single-family homes and Snowmass Village condominiums.

Aspen

Aspen single-family homes delivered the strongest July result. Eight homes sold, the same number as July 2025, but sales volume increased 75% to $144.5 million. The average sale price rose 75% to $18.1 million, while the average sold price per square foot increased 13% to $3,480. Year to date, however, Aspen single-family volume remains down 27%, with 34 sales compared with 43 last year. The average sale price declined 8% to $15.6 million.

Aspen condos have been more stable through July. Sales volume declined just 3% to $263.4 million, transactions decreased 6%, and the average sale price increased 4% to $5.85 million. July condo activity was limited, with two closings totaling $5.17 million.

Snowmass Village

Snowmass Village recorded fewer sales through July, but pricing remained firm. Single-family volume declined 26%, while the average sale price increased 2% to just over $9 million.

Snowmass Village condo volume decreased 24%, with 38 sales compared with 53 last year. Despite the lower transaction count, both the average sale price and average sold price per square foot increased 6% year to date.

July condo results were particularly encouraging: six sales generated $7.54 million in volume, the average sale price increased 24% to $1.26 million, and the average sold price per square foot rose 33% to $1,533.

Basalt

Basalt single-family homes were the strongest year-to-date growth segment. Sales volume increased 108% to $63.9 million, transactions rose 50% to 24, and the average sale price increased 38% to $2.66 million. Average sold price per square foot climbed 34% to $1,017.

Basalt condo activity was softer, with sales volume down 36% and the average sale price declining 28% to $1.42 million.

Inventory and Pending Activity

Across Aspen, Snowmass Village, Basalt, Woody Creek and Old Snowmass, active inventory totaled 483 properties, down just 2% from July 2025. Combined pending inventory declined 40%, although conditions varied significantly by location.

Aspen pending activity improved, rising from 26 to 28 properties, while pending dollar volume increased 43% to $360.1 million. Basalt also gained momentum, with 45 pending properties compared with 40 last year and pending volume up 46% to $64.7 million.

July Takeaway

This remains a segmented market rather than one moving uniformly up or down. Buyers are discerning, transaction counts are generally lower, and performance depends increasingly on property type, location, condition and pricing.

The strongest properties continue to command attention, as demonstrated by Aspen’s July single-family results and resilient Snowmass Village condo pricing. At the same time, sales above $10 million declined from 53 to 32 year to date, while sales above $20 million decreased from 18 to 16, evidence that the very top of the market remains active, but more selective.

For sellers, accurate pricing and strong presentation are critical. For buyers, slower activity in several segments is creating opportunities that require careful, property-specific analysis.
