Snowmass $/SF higher than Aspen???
Yep… in some cases.
And it’s turning heads.

Let’s be clear: Snowmass has historically been the value play vs Aspen.
Often ~40–60% less, depending on the product.

So what changed?

New-build, ultra-luxury product can reset the $/SF conversation.
That’s exactly what we’re seeing with Stratos.

Stratos = brand-new, top-tier Snowmass Village.
Think: a complete luxury experience—not a “mountain condo.”

Sky Cabins + Cloudstones are pushing numbers that can rival (and sometimes beat) certain Aspen products on a $/SF basis.

But here’s the catch: When you hear “Snowmass > Aspen $/SF,” it’s usually because we’re comparing:

New 6-bed, high-amenity, modern build
to
Older Aspen condos (smaller, fewer bedrooms, dated finishes, fewer amenities)

That’s not apples-to-apples.

$ / SF is a useful stat… but it’s not the whole story.
It can ignore the biggest value drivers:

  • Newness / condition

  • Bedroom count + livability

  • Ceiling height / light / views

  • Amenities + services

  • Privacy + layout efficiency

  • Replacement cost (huge right now)

What we’re really seeing is this: Snowmass is getting a “new luxury tier.”
Not replacing Aspen—just expanding the top end of the market.

Aspen is still Aspen.
But Snowmass is no longer “the discount” in every category.

The headline isn’t “Snowmass is more expensive than Aspen.”
The headline is:

The best product sells like the best product—no matter the zip code.
