June 2025 Market Snapshot Summary - Key Metrics
Aspen Single-Family Homes: Dollar volume held steady year-over-year, while transactions jumped 30%. The average sale price dropped 24% to just under $17 million (from $22 million), though average price per square foot rose slightly to $3,643.
Aspen Condos: Fewer sales, but at higher prices, drove an increase in overall dollar volume. The average sold price per square foot climbed to $3,298.
Snowmass Village Single-Family Homes: A near repeat of last June, with dollar volume, number of sales, and pricing closely aligned with June 2024.

Aspen Inventory: 203 total free-market, whole-ownership listings in June 2025—virtually unchanged from 204 in June 2024. Of those, 110 are single-family homes (up from 88 last year). Inventory across all property types remains down 30% from June 2019 (294 total listings, 154 single-family).
Snowmass Village Inventory: 111 total listings this June, compared to 69 a year ago—still down 46% from June 2019 (207 listings). Just 12 active single-family home listings remain, down from 17 last year and dramatically below 60 from June 2019.
