Key Metrics
Aspen:
1) The inventory of all free-market property types in Aspen has increased by 5% compared to a year ago, while in Snowmass Village, it has surged by 121%. This includes 89 new Stratos units, 50 of which are already under contract.
2) From Aspen to Old Snowmass, the inventory of all free market, whole ownership properties rose by 37% since January 31, 2024.
3) Pending sales for all free market whole ownership property types in Aspen are nearly the same, with a slight increase of 4.3%. In contrast, Snowmass Village has experienced a significant decline of 77% in pending sales due to the closings of Cirque and Aura. However, this situation is expected to change quickly, as there are about 50 Stratos units pending sale in February 2025.
4) In terms of Aspen single-family homes, the sold volume has risen by 19% in 2025, even though the number of transactions has decreased slightly. However, pricing has increased significantly. A similar trend is observable in Aspen condos, where sold volume is up, transactions are slightly down, but pricing is once again on the rise. Currently, the average sold price per square foot for Aspen condos stands at $3,661.
Snowmass Village:
1) The situation in Snowmass Village for single-family homes shows more challenges, with declines in volume, transactions, and pricing. Although Snowmass Village condos have also seen decreases in volume and transactions, pricing has risen—likely due to the tight inventory in the area.
Basalt:
1) On a positive note, Basalt is off to a stronger start in 2025 compared to 2024, with most metrics showing improvement.
