Key Metrics
Aspen:
1) Aspen inventory is very similar to a year ago, down 3.1% for all free market, whole ownership property types.
2) Snowmass Village inventory increased by 43%, with 89 new Stratos listings, of which 75% are already pending sale.
3) Single-family lot inventory is down 38.8% in Aspen, and there are no vacant land listings in Snowmass Village today.
4) Aspen's Single-family sold volume is almost the same as a year ago with three fewer sales so far in 2025.
5) The average single-family sold price is over $20 million in Aspen today, and the average sold price per square foot exceeds $4,000.
6) The number of Aspen condo transactions decreased by 44%, while prices rose by 58%, and the average sold price per square foot climbed by 27%. Keep in mind it’s a small sample since we are only two months into 2025 - but something to keep an eye on moving forward. Aspen condo inventory is down 17% year-over-year. What are the impacts on Aspen’s condo market of short-term rental restrictions outside of the lodging zone district and increased HOA dues as a result of rising insurance premiums?
Snowmass Village:
1) Snowmass single-family volume is on the rise, and the average sold price has almost doubled, while the sold price per square foot approaches $2,500.
2) The number of condo transactions in Snowmass Village has also decreased to start, but the average sold price increased by over 50%.
