10 Key Metrics
1) Aspen inventory is down 3.5% year-over-year.
2) There are 74 active single-family listings in Aspen, a 33% drop from 112 in 2020.
3) Snowmass Village has 7 active single-family homes, down 46% from 13 a year ago, and down 86% from 53 in 2020.
4) Across Aspen to Old Snowmass, there are 154 pending whole ownership, free-market properties totaling $844.4M—up from 133 pending sales and $746.6M last year. That’s a 15.7% increase in transactions and a 13% rise in volume.
5) Aspen single-family dollar volume dipped 22%, though transactions rose 8%. While the average sold price declined, the average sold $/SF climbed 11% to just under $4,000/ft².
6) Aspen condos posted stronger dollar volume on fewer transactions, with prices up. Average sold $/SF reached $3,325.
7) Snowmass single-family homes are outperforming 2024 in volume, transactions, and price.
8) Snowmass condos reflect lower volume and fewer sales, but at higher prices.
9) Not reflected here are two off-market April sales: 400/410 Lake Ave. at $52.4M and 270 Heather Ln. at $ 53.5M. One more McLain Flats home is pending in the $50M range.
10) The high end continues to lead: 33 Aspen Snowmass sales have exceeded $10M this year—up 38% from 24 last year. Fourteen have sold above $20M, up 75% from 8 last year. Two properties have already sold above $50 million in 2025, both off-market.
