I hope you’ve had a great first half of 2026 and that summer is off to a wonderful start. After a dry spring and early summer, the return of some rain this week and the forecast of the summer monsoon have been a welcome shift for the Roaring Fork Valley.
While 2026 has started more slowly than the past several years, the summer selling season is just getting underway, and we remain optimistic about the months ahead. Showing activity has improved in recent weeks, and the market’s long-term fundamentals remain firmly in place.
Today’s market is being defined less by demand than by supply. Exceptional properties remain scarce, and they are becoming increasingly difficult to replace. Inventory of free-market, whole-ownership properties, including vacant land, is down nearly 10% from a year ago across Aspen to Old Snowmass and nearly 40% compared with 2019. Aspen inventory has remained relatively stable over the past year, with 198 active listings at the end of June versus 203 a year ago and 250 in June 2020. If a property truly fits your needs, the opportunity may not last long.
Aspen condominiums were a bright spot in the first half of the year, led by three notable White Elephant sales that produced the highest average sold price through six months on record. Snowmass Village single-family inventory remains exceptionally limited, and Snowmass continues to stand out as one of the strongest long-term opportunities in the market. Ongoing investment in Base Village, the anticipated redevelopment of the Snowmass Mall, the new roundabout, and the long-range Town Center vision only reinforce that outlook.
The slower first half was not entirely unexpected. Following one of the weakest winters in recent memory, much of the traditional spring selling season never materialized. February and March are typically among the busiest months of the year, and those opportunities never fully emerged. The encouraging news is that momentum has begun to turn. Pending sales and showing activity increased meaningfully as we moved into summer, and historically the summer selling season has been the strongest period for luxury real estate activity in Aspen and Snowmass.
