It has been a great 2017 for real estate. I wanted to share the active listing numbers with you from January 2016 through October 2017. We started off 2016 strong with the number of Aspen single family active listings the lowest in January, February and April. The start of 2017 was a little slower but finishing strong, as we are seeing all time highs in the Aspen single family home market. Check out the active listing graphs below for Aspen and Snowmass. Happy fall season from Aspen! I hope you’re enjoying a great October. I keep thinking the off-season is going to arrive, but things don’t seem to be slowing after a very busy summer selling season. My goal was to sell fifty million this year and I’m on track to double it. Third quarter Aspen single family sold volume up 181% from $220,026,425 in 2016 to $618,847,971 in 2017. Aspen condo volume is also up 51% from $205,733,402 in 2016 to $311,168,358 in 2017 YTD. Twenty-one $10-million plus sales have taken place in Aspen and Snowmass in 2017 compared to just ten sales above $10-million through Third Quarter 2016, a 110% increase. Happy March from Aspen! The weather is beautiful and the snow conditions are excellent, just in time for the World Cup Finals. Aspen Snowmass has been selected to host the World Cup Finals March 15-19, 2017. The Finals will be the first outside Europe since 1997 and the return of men’s World Cup in Aspen for first time since 2001. This will be an exciting week for our town! The real estate market is in full swing with Aspen single family sold volume up 117% from $23,205,00 in 2016 to $50,466,000 in 2017 YTD. Happy off-season in Aspen Snowmass. I hope you're enjoying springtime! Below is the April 2016 Aspen Snowmass Market Report. While first quarter 2016 got off to a slow start, it has been a very active off-season in Aspen Snowmass, lots of paper flying around now. Pending sales in Aspen are up 13% in April 2016 and 28% in Snowmass Village for all property types. Pending activity is down about 25% in Basalt overall. Listing inventory is virtually the same in Aspen, Snowmass and Basalt. Sold volume in Aspen is still way down, about 60% following a slow first three months to 2016. Sold volume of single-family homes in Snowmass is nearly the same as last year through April, however, condo sales are still a bit behind 2015 pace. Sold volume in Basalt is up about 16% overall. There sure is a lot going on at Willits. New development at Park Modern and The Wild's is selling well. Price per sq. ft. in the downtown Aspen core is about the same now as last year. Red Mountain leads the price per sq. ft. conversation at $1,666 sold price per sq. ft. There have been no sales in McLain Flats this year. I just put my 574 Johnson Drive property in Starwood under contract yesterday listed for $4,195,000. Compare the downtown core at $1,432 sold price per sq. ft. on average for all property types to that of W. Aspen at $845 or Snowmass overall at $719. Opportunity lies in McLain Flats and Starwood, West Aspen and Snowmass. That's one of the reason's I'm moving to Snowmass - the land of opportunity. It's like Brooklyn, where all the hipsters are going, haha!
